Here it is, the crazy fall of 2020, and you have reached the realization that renting is paying your landlord's mortgage; but owning could be an investment in your future. Finally! You are making a good choice. Step One: Get your documentation together and go visit a lender. There is zero benefit in waiting. Do this first, so you know the right price band to look in. Knowing your financial profile is POWER! I do not recommend online lenders, because I think the benefit of face-to-face interaction with real people is far superior. This step is critical because in this hyper-competitive market of today, you will be competing with other Buyers; Buyers that already have their finances lined up. If you were a Seller, wouldn't you rather work with serious pre-qualified buyer rather than someone who had to start from scratch with the "hope" they qualify to buy the home? Look at the stats to the right. Think of the total number of Buyers actively seeking homes today. You must be prepared to act quickly when the right property comes along. Step Two: Get a feel for the market. After finding out what your financial profile can support, take a look at the Residential Reports* in the right sidebar; print them if you like. These reports have a date/time stamp at the top, and should be no older than one day. These lists should be enough to spark some interest in a home you might be ready to look at. Most folks use the lists to go driving around to check out the location and curb appeal of the home before doing anything else. This is what I would do too! If, however, using the lists don't fit with your personality, or if you would just rather have the data emailed to you in real-time, let me know and I will make that happen for you. (Beware of inbox-bloat!) Step Three: Let's go visiting some homes! This is, by far, the most enjoyable part of my job! Rest assured you will get 100% of my expertise when I represent your best interests as your Buyer Agent. Rarely, however, we might visit a home that CountyRealty is trying to sell. In that case, I would no longer be your Buyer Agent, but instead become a Limited Agent, because I might know some confidential information told to me by the Seller. Read over the Agency document, which I will explain when we meet for the first time. Step Four: As we visit homes in your price range, you will get a grasp of your purchasing power in the local market. When we zero in on your target home, you should have a general idea of the price to offer just based on your experience. What I can and will do is provide you with current market data on comparable homes in the area that have sold, (aka the "comps") so that you can be confident you are not over-paying. Also, if I think you are over-paying, I will tell you this point blank. (I am not a "sugar-coater" type of person - I tell it like it is!) It is your right to ask for any purchase price you want; and after I offer you my opinion, I will write the offer for whatever value you request. The same is true if you ask for a below-market price (aka the "lowball offer"). I work for you - and I do what you tell me to do. Step Five: When we negotiate an acceptable offer with the Seller, I will ensure that the terms of the offer are strictly followed. I will also advise you of important dates; such as when to officially apply for a mortgage and when to get home inspections done, and all the other details. I will be monitoring the process with your lender, the other REALTOR, the title company, and everyone else involved to try my best to make the closing accurate and on time. I will attend the closing with you, rest assured! Step Six: Welcome to home ownership! You are now investing in your future, and not paying your landlords mortgage. Buying a home can be fun, if everyone has the right mindset. Being a well-prepared and well-informed Buyer will remove a lot of the stress of buying - and it is my job to reduce your stress as much as I possibly can. I am ready, willing, and able to go to work for you now. Let's get started soon, okay? There is no benefit in waiting any longer. The next step is up to you.
