Land valuation is a challenge. There are numerous value factors to consider, both on an individual and combined basis. Elements to consider include (but are certainly not limited to) the total number of acres in the offering, permitted uses of the land, topography, woods, timber values, pastures, farm ground, crop values, bottom ground, protected wetlands, flood ground, proximity to utilities, proximity to roads (paved and unpaved) external factors (farms, commercial uses) what might be on the land (barns, houses, old mobile homes, cellular tower, tons of junk) and let's not forget LOCATION, LOCATION, and LOCATION! Financing land purchases is also an involved process, and not all lenders will even consider financing large tracts of land. Developing any sort of notion about land values based on the information contained on this website is probably next to impossible, and frankly, should NOT be done by anyone for any reason. Get an expert opinion of land value from an appraiser. Bottom line - land is only worth what the buyer offers and the seller accepts, and the lender is willing to finance. |
