$555 Smart Seller Plan

Nationally, it is not uncommon for a seller to pay a typical real estate brokerage between 5 - 7% of the sales price of the home for rolex replica watches their services.

The typical brokerage will launch a custom marketing plan that includes posting your home in the Realtors Multiple Listing Service, placing ads in newspapers and homes magazines, holding open houses, maybe showing your home on tv for a few seconds, scheduling appointments, getting agent feedback, doing all the running when an offer comes in, and handling all details and complications from listing date to cartier replica sale closing date.  For a home worth $100,000; using the rates above, the total commissions could be between $5000 and $7000 to get the home sold.

Thats what typical sellers using typical real estate brokers expect to pay when the house sells!

If you are currently a For Sale By Owner (FSBO), a frustrated seller with a recently expired property, or a new seller wanting to get your property on the market; wouldnt it be great to harness the internet and REALTOR-only resources to rolex replica sale help sell your property?

Wouldnt it be great for you to get:

  • National internet exposure on REALTOR.com:  Wouldnt it be great to get your home shown on REALTOR.COM where a huge percentage of buyers are getting their initial property information?

  • Jackson County exposure through the Board of REALTORS MLS system: This system is used by over a hundred local REALTORS who could be working with many serious and qualified buyers at any given time?

  • Jackson County exposure through the Jackson County Homes magazine:  Many buyers eagerly await the arrival of a new monthly magazine.  You can get a quarter page ad in this magazine with photo, dedicated to selling your property!

  • Local and internet exposure on CountyRealty.com:  Buyers can access a custom fact sheet complete with up to six digital photos that highlight the key features of your property with just a mouse click from the CountyRealty.com home page.  Buyers can also search for properties by price, township, bedrooms, and baths.

With the assistance of CountyRealty, a seller could substantially reduce the typical full commission expense while still paying a competitive commission if an agent brings an acceptable offer.  Buyer Agents representing the buyer for your property will rightfully expect to be paid for their efforts to get the successful buyer to the closing table.  CountyRealty strongly recommends that sellers offer to pay (thru CountyRealty) the Buyer Agent fee of between 2% and 3% of the sales price for their efforts in bringing a buyer to a successful closing.  Look at the $100,000 sale example below:

$100,000 Sale  "Typical" Full Commission 7% CountyRealty 555 Plan:  CountyRealty sells CountyRealty 555 Plan:  2% Buyer Agent Sells CountyRealty 555 Plan:  3% Buyer Agent Sells
Upfront Expense $0 $555 $555 $555
Commission Expense $7000 $1000 $2000 $3000
Total Commission Expense $7000 $1555 $2555 $3555
Seller Savings ZERO! $5445 $4445 $3445

Notice -  if CountyRealty, as a disclosed limited agent, represents both Seller and Buyer in the example above, the seller will pay just $1555 in total commissions the $555 upfront fee already paid at time of listing and just 1% of the total sale price ($1,000) at closing. Thats just $1,555 in total commissions/fees for CountyRealty.com!

Do the math and see what your savings could be!

Whats the catch?  There are just three.  First, the seller must have and actively use an email account.  Second, the seller must agree to pay a certain commission percentage for the Buyer Agent to be advertised in the MLS.  Third, the real estate must be in Jackson County.

Caveat - It is possible that after six months the property remains unsold, and the seller will have spent $555 upfront with CountyRealty and still have an unsold house.  Thats one potential outcome.  If your home is priced right, it will sell!  Consider this where could any seller get the marketing exposure described here for six months for less than $555?   This simple 34-character ad in the real estate section of the local paper "Find Homes 24/7 @ CountyRealty.Com" costs $75 per month!

Sellers make advertising  mistakes - but REALTORS do too sometimes!   rofl
